Frequently asked questions

What people ask before the first meeting

Between four and nine months, depending on the approvals and the planning office. It does not depend on us and we cannot promise less. What we can do is not waste time between stages and tell you at each step where the file is.
No. We can obtain it, or you can bring it if you already have one. It helps to have it at the first meeting, because it states in writing what can be built on the plot — but not having it does not stop us.
It is possible, but we do not recommend it and here is why: permit documentation does not contain the details the build follows. Without a technical design the builder invents them on site, and the cost differences only show up at the end.
Yes. Interior fit-outs, re-planning, change of use. For re-planning we first check whether the walls are structural — sometimes the answer changes the whole project.
We do. We walk the file through the planning office and the approving bodies and keep you posted. Authority fees are paid separately, directly by you, receipted in the client name.
We give you a short list of firms we have worked with and what we know about each, good and bad. We take no commission from any of them and we do not sign the build contract — the choice stays yours.
Until the documentation is filed, changes are normal and covered by the fee. After the permit is issued, a major change requires a new permit — we tell you clearly when you are at that point, before we draw anything.
